Our design philosophy for 259 22nd Street, a 39-unit luxury condominium, was to create a space that balances modern design with a deep sense of home. The exterior, while contemporary, was carefully conceived to echo the tactile and geometric character of the neighborhood.
This duality is carried through to the interiors, starting from the moment you step into the lobby. The custom desk, crafted from tundra gray marble, serves as a striking focal point. Large-format, travertine-look tiles clad the walls, providing a sense of natural texture and warmth. We subtly integrated aged brass strips into the floors and walls, creating a delicate layering of detail that adds to the space's sophistication without overpowering it. The corridors feature carpet flooring, a deliberate choice to mitigate sound and create a serene transition to the residences.
Inside the units, we selected wide-plank European white oak flooring to establish a foundation of refined warmth. The kitchens are designed as the heart of the home, featuring custom cabinetry and honed Taj Mahal quartzite countertops, chosen for their unique veining and elegant finish. This thoughtful approach extends to both the primary and secondary bathrooms. We designed custom ribbed white rift oak vanities to add a touch of texture and paired them with Bianco Dolomite vanity tops and a curated selection of textural tiles, ensuring a cohesive and tranquil experience throughout the residences.
